A North West 18th Street building used as a duplex now could house a third residential unit after two decisions June 10 by the Richmond Board of Zoning Appeals.
After Kevin Crawford of Crawford’s Home Improvement bought the duplex at 301 NW 18th St., he discovered that a staircase and chimney create problems with the lower-level apartment’s layout by restricting access to the back portion. His solution is to divide the lower level into an 800-square-foot apartment and a 230-square-foot efficiency apartment.
To do so, he needed a variance of use that permits the third apartment and a variance of development standards that allows the two apartments less than 1,000 square feet in the high-density, single-family residential zoning. The smaller apartments both meet city code’s living space minimums.
The BZA approved both variance requests 3-0.
The BZA also approved 3-0 a variance request from Jeremy Miles and Nellie Williamson to place a prefabricated shed on the vacant lot they own at 803 N. 19th St.
Miles said the shed would store equipment used to maintain the lot, such as a lawn mower and weed trimmer. The equipment is currently stored in a place that’s being sold.
